A huge share of Sarasota lives in condos β downtown towers, Gulf-front buildings on Siesta Key and Longboat Key, garden-style complexes off University Parkway. They are smaller than houses, but rarely simpler to clean: there is a front desk, a loading zone, a vendor list, and a wall of glass that shows every fingerprint in the afternoon sun.
Professional condo cleaning in Sarasota costs about $100β$140 for a 1-bedroom and $140β$180 for a 2 bed / 2 bath unit on a regular visit. A first-time deep clean is $180β$300 depending on size. Building access, parking and large sliders are the things that move the price β not just square footage.
Condo & Apartment Cleaning Prices by Unit Size
These are the same ranges we use across Sarasota for homes in normal lived-in condition. The deep clean column is what most first visits cost; after that, the regular rate applies.
| Unit | Regular clean | Deep clean |
|---|---|---|
| Studio / 1 bedroom condo | $100 β $140 | $180 β $250 |
| 2 bed / 2 bath, ~1,200 sq ft | $140 β $180 | $220 β $300 |
| 3 bed / 2 bath, ~1,500β2,000 sq ft | $150 β $250 | $250 β $350 |
| Penthouse / 4 bed, ~2,500 sq ft | $220 β $310 | $330 β $430 |

Why Condos Clean Differently From Houses
Less floor area does not always mean less time. Four things make condo work its own job:
- Glass. Floor-to-ceiling sliders and balcony doors collect salt film and handprints. Doing them properly, inside, is a real chunk of the visit.
- Balconies and lanais. Salt air, pollen and pigeon visits β the outdoor floor and railings need their own pass.
- Humidity in closed units. A condo that sits shut with the AC on low builds up musty smells in bathrooms and closets faster than a house that is aired out.
- Logistics. Parking, check-in and elevator trips with equipment add 10β20 minutes before cleaning even starts.
HOA, COA and Building Rules to Know Before Booking
Most Sarasota condo associations have rules for outside vendors. None of them are a problem β they just need to be handled before the first visit, not at the front desk.
Vendor approval and insurance
Many buildings ask for a certificate of insurance and the company name on file. We are licensed, insured and background-checked, and we send the certificate straight to your manager.
Working hours
Associations often limit contractor work to weekdays, roughly 8amβ5pm. We schedule inside those hours so neighbors are never bothered.
Access, keys and guest lists
Tell us how you want us to get in β key with the front desk, lockbox, door code or a fob β and ask the front desk to add DS Cleaning to the guest or vendor list.
Parking and loading
Let us know where vendors park. In downtown towers that is often a loading bay with a time limit; on the keys it may be a single guest space.
What a Professional Condo Clean Includes
- Kitchen: counters, backsplash, sink, cabinet fronts, appliance exteriors, microwave inside
- Bathrooms: toilet, tub and shower glass, vanity, mirrors, floor edges
- Living areas and bedrooms: dusting, ceiling fans within reach, baseboards on deep cleans
- Floors: vacuuming and mopping throughout, including tile grout lines on deep cleans
- Interior glass of sliders and balcony doors, and a sweep of the balcony
- Trash out to the building chute or trash room
Inside the oven, inside the fridge and laundry are add-ons. The full task list is on our house cleaning service page β the checklist is the same for condos and houses.
How Often to Book: Full-Time vs Seasonal Owners
Full-time residents usually choose bi-weekly. A condo is small enough that weekly is rarely needed, and monthly lets the bathrooms and glass slip.
Seasonal owners β the snowbirds who arrive in November and leave after Easter β tend to book three things: a deep clean before arrival, a light monthly visit while the unit is closed to manage dust and humidity, and a close-up clean at departure.
Owners who rent the unit out need turnover cleaning between guests, not a weekly maid. That is a different service with linen and restock β see vacation rental cleaning.
Island and Downtown Sarasota Condos
Gulf-front buildings on Siesta Key, Longboat Key and Lido Key get heavier salt film on glass and balcony rails, so we plan a little more time there. Downtown towers are the opposite: less salt, more fingerprints, and stricter loading-dock windows. We clean condos across Sarasota and the surrounding communities.
Frequently asked questions
Some Sarasota condo buildings limit service vendors to set weekday hours or ask them to use the service elevator. Regular cleaning gear rarely needs a reservation, but check with your manager or front desk and tell us any rules when booking, so the team arrives inside the allowed window.
Usually yes, because there is less floor area and fewer bathrooms. But condos add time in other ways β parking, check-in at the front desk, elevator trips with equipment and large glass sliders β so a large 3-bedroom condo can cost the same as a small house.
No. Most of our condo clients give us a key or door code and add our team to the building's approved vendor or guest list. We confirm the access plan before the first visit so the front desk is expecting us.
Many Sarasota associations ask vendors for a certificate of insurance before they work in the building. DS Cleaning is licensed and insured, and we can send the certificate directly to your property manager.
Yes. Seasonal owners often book a deep clean before arriving, a monthly visit while the unit sits empty to manage dust and humidity, and a close-up clean when they leave. If you rent the unit out, see our vacation rental cleaning service.
